What it costs, by the square foot

Arizona roofs are quoted per SQUARE FOOT of roof, not per 100 sq ft square the way asphalt is priced elsewhere. Permit is $200-$600 depending on the town, and it is inside our number, not added afterwards.

Roof area is bigger than floor area: a single-storey home with a 4:12 tile roof and normal overhangs runs about 1.15 to 1.2 times its floor plan.

600 sq ft→ sets the foam recoat price

A foam recoat is priced on the FLAT area alone — the patio or addition — not the whole roof. Most East Valley homes have 300 to 2,000 sq ft of it.

What happens after you book

Most of it happens before anybody picks up a phone, which is why we can be on your roof tomorrow.

  1. You tell us the roof

    Size it on this page, or just ring. Either way you have a range before anybody visits.

  2. We get under the tile

    Free, usually within 48 hours in season. Three lifts, photographs of the underlayment, a look at the valleys and the flat sections, and a written note of how many years are left.

  3. You get a fixed number

    Permit, disposal, breakage allowance and all. Written, itemised, and it does not move unless we find rotten deck — which we photograph before we replace, sheet by sheet.

  4. We work in sections

    Part of the roof is always closed in, and anything open is sheeted at the end of every day. We plan around the monsoon forecast, not around our own diary.

  5. Inspector, then you

    We meet the town inspector, you get the sign-off, the photographs and the twelve-year workmanship warranty in writing. The skip is gone the same day.

Your tile comes back on your roof

Concrete tile outlives the house. We stage yours on site, re-lay the same tile, and cover breakage from matching stock at our cost up to 5% of the roof. Above that we tell you before we order anything.

Dry before monsoon, or we sheet it for nothing

If we have started and a storm is forecast before we are watertight, we sheet the roof that evening at no charge. That is our scheduling problem, not your ceiling.

What we do about it

  • Watch the forecast, not the calendar — a cell can arrive in twenty minutes
  • Open the roof in sections, so part of it is always closed in
  • Sheet anything open at the end of every day, without being asked
  • Sheet it for nothing if a storm beats us to it on a job we have started
  • Keep the August diary light on purpose, for leaks rather than re-lays

What we don’t

  • Large industrial or commercial flat roofing. Not our trade — we are a residential CR-42 crew and we would point you at a commercial specialist.
  • Solar panel installation. We remove and refit existing panels for a re-roof, and we coordinate with your solar company, but we do not install solar.
  • Interior water damage, drywall or painting. We stop the water. Putting the ceiling back is a restoration company's job.
  • Stucco, fascia and general exterior work. We repair roof-line fascia where it is part of the roof, but general stucco is somebody else's trade.
  • Promising what an insurer will pay. Arizona claims are usually wind or storm, not hail. We document it properly for your adjuster, but we cannot act for you on the claim.

Questions we get asked

My tile roof is meant to last fifty years. Why would it need anything at twenty?

Because the tile is not the roof. The tile is a rain screen and a sunshade; the layer that actually keeps water out is the underlayment beneath it, and in Arizona heat that has about twenty to twenty-five years in it. The tile really will last fifty years or more, which is why we lift it, replace the paper, and put the same tile back.

Can you reuse my existing tile?

Almost always, and we plan on it. We stage it on the roof, work underneath, and re-lay it. Some breakage is normal in handling — we cover up to 5% of the roof from matching stock at our cost, and if your profile is discontinued we find that out before we start, not halfway through.

What does it actually cost per square foot?

Lift and re-lay with new underlayment runs $5.50 to $8.50 a square foot of roof. A complete new tile system is $8.50 to $14.00. Architectural shingle is $4.50 to $7.00. A foam recoat is $2.50 to $5.50. Roof area is bigger than floor area — reckon on about 1.15 to 1.2 times your floor plan.

Do I need a permit, and is it extra?

Yes for a re-roof, and no it is not extra. Chandler, Gilbert, Tempe and Mesa all require one, it runs $200 to $600 depending on the town and the roof, and it is inside the number we give you. We pull it and we meet the inspector.

You are never without one. Tile work is done in sections, so part of the roof is always closed in. A typical 2,800 square foot tile re-lay is three to five days on site, and we sheet anything open at the end of every day.

Do you do foam roofs, or only tile?

Both, and most East Valley homes need both — a tile field with a flat section over a patio or an addition. Our CR-42 licence covers tile, shingle, foam and coatings, so one crew handles the whole roof rather than two firms blaming each other at the join.

I am buying a house and the inspection flagged the roof. Can you look before I close?

Yes, and this is a large part of what we do. We will get on it, lift tile, photograph the underlayment and give you a written note of what it needs and roughly what that costs, so you have a real number to take back into the negotiation.
